Technical Design Approach

 

This Firm employs a systematic and thorough design methodology for all architectural and engineering projects. A preliminary outline of the project process is:

  • Review existing information available on the project, including tax maps, zoning maps, geo-technical surveys, as-built drawings, and any other pertinent project documents.
  • Identify all agencies with jurisdiction over the project and all regulations which govern. Identify and establish communications with contact person at each Agency.
  • Review the project options with the Client, including the various project delivery systems such as construction management, design-build, traditional single-prime contract, or multi-prime contract, and the possibility of direct purchases.
  • Obtain necessary on-site field information, including survey and geo-technical soil borings, as necessary.
  • Review the design options, including value engineering of main components. Assemble preliminary project costs for each option.
  • Review with Client the most impact and cost effective design option.
  • Provide comprehensive contract documents addressing the entire scope of work, clearly defining contractor’s obligations, consultant’s obligations, and client’s obligations.
  • Assist the Client in the procurement of the work.
  • Review the bids with the Client and recommend the most qualified cost-effective bid.
  • Verify that all regulatory agencies have provided the necessary approvals.
  • Provide on-site observations to ensure the work complies with the contract documents.
  • Review payment requests.
  • Obtain the close-out documents, including warranties, as-built drawings, operations manuals, and maintenance manuals.
  • Conduct post-completion inspection.
